The Services:  We offer fully decorated, well appointed, furnished apartments. Fresh clean linens, including sheets, towels, kitchen utensils and cooking facilities are provided upon your arrival. The apartments are cleaned prior to your arrival, upon prior agreement  a weekly cleaning service can be included and optional cleaning service is available during your stay. Our apartments have a colour-TV, a DVD & CD-player, and other electrical appliances.


 Booking deposit: The booking deposit is 25% of the total amount due and has to be paid  before your arrival in order to secure the reservation. The balance rental has to be transfered 7 days prior to the tenants arrival.If it is not paid one week before the arrival, the balance due has to be paid the latest at the moment of check-in and in cash to our representative. Online payments are accepted through Paypal, Credit cards are accepted with an additional cost of 5%.

A security deposit is 300 euro for up to 3 weeks stay, 450 euro for 1 month of staying,  either 1 month's rent if you stay between 3 and 6 months and equal either 2 months rent if you stay more than 9 months.After a representative of GreekPropertyRentals has checked the apartment and if the check out standing of the apartment is ok, the security deposit will be returned to the tenant in cash or bank transfer by departure.

Accepted Payments: Only via online transfer through Paypal or Western Union in € (euro) or £(Pounds).

Cancellation policy: ( important, please read ):100% (hundred percent) of your booking deposit will be refunded if you cancel up to 90 days prior to your arrival (minus transfer costs). 50% (fifty percent) of your booking deposit will be refunded if you cancel from 89 up to 60 days prior to your arrival. Your booking deposit will not be refunded if you cancel within 59 days prior to your arrival. Your entire rental payment will not be refunded if you cancel within 30 days prior to your arrival. The above penalties may become refundable if the premises become rerented for the same dates.

Delayed payments by long term rentals: The rental has to be paid 45 days before the arrival and each first day of the month regarding long term rentals. If the payment is delayed, an extra fee of 10% will be due and the balance has to be paid at the moment of check-in. If on the fifth of the month the payment due is still not payed, "GreekPropertyRentals" reserves the right on behalf of the Landlords to cancel automatically the contract and will be able to put the guest out of the apartment, with a legal procedure.

Arrival dates- check in - collecting of keys- check out:Check-in: You are free to choose your date of arrival and you can arrive any day of the week. You should notify "GreekPropertyRentals" at least one week in advance of the day and precise time of arrival.  At your arrival, the apartment keys will be at your disposal by our representative 24 hours a day / 7 days a week. Remember : keep the letter of confirmation and passport with yourself, in order to identify yourself to our representative.  Check-out: During the week, from Monday until Friday, the check-out time is before 11 am. Premises must be vacated on the date and at the time stated in the contract and the keys have to be returned to the “GreekPropertyRentals” representative. You should call "GreekPropertyRentals" two days before your departure to decide the hour of your check out, if not, the check out will be at 11.00 hours local time.

Repairs due to Tenant’s negligence:  Damage to the apartment caused by Tenant’s negligence, or Tenant’s guest’s or invitee’s negligence, whether by act or omission, will be repaired by Landlord and charged to the Tenant. Whenever repairs are delayed for reasons beyond Landlord.s control, Tenant.s obligations are not affected, nor does any claim accrue to the Tenant against Landlord. Tenant must immediately pay the repair costs as additional rent. If Tenant fails to do so, Landlord may take legal action to recover any unpaid rent.

Landlord's right of entry: Landlord, or Landlord.s representative, may enter the apartment at reasonable times, with 72-hours notice to the Tenant, to examine, protect, make repairs or alterations, or show prospective renters and purchasers. In emergency situations, Landlord is not required to give Tenant notice. If emergency entry occurs, Landlord must within 2 hours, notify Tenant of the date, time, and reason for the entry.

Use of the premises : Tenant must use the apartment for private residential purposes only. Tenant must not do any of the following, or allow someone else to do any of the following: Harass, annoy, or endanger any other tenant or neighbor, or their guests, or create any excessive noise or public nuisance, Do anything to the structure or its surroundings that may be hazardous or that will cause Landlord.s insurance to be cancelled or premiums to increase, Keep any flammable or explosive materials or any dangerous, hazardous, or toxic substance in or around the premises, Deface or damage, or allow another to deface or damage, any part of the premises, Change the locks or install any additional locks or bolts without Landlord.s written consent, Place a waterbed or other heavy article on the premises without Landlord.s written consent, Pour any commercial anti-clogging agent into the sink or drain that may harm the water pipes, or Install any antenna or satellite without Landlord.s written consent.

Pets: We are sorry but the pets are not allowed in any apartment.


 General: While we will do all possible to accommodate the tenants' requests, we are not responsible for situations which might affect studio / apartment rentals, such as strikes, failure of previous guest to vacate, acts of God or other causes or conditions beyond our control.     
The above terms and conditions, the residential agreement, your rights and obligations and all actions contemplated by them shall be governed by the laws of Greece and the State of Athens-Attika-Greece, without regard to theirs choice-of-law rules, as if the agreement was a contract wholly entered into and wholly performed within the State Athens -Attika-Greece.

Apartments can be booked ONLY by adults over 18, in case that an international student or under 18 international traveller require to book then  or under 18 international traveller require to book then then Full concession and authorisation need to be given by his/her parents, also a booking form need to be populated and signed by the parents of the traveler and sent over by post.
